Since I've seen it, I will say that I didn't think it was Return to Silent Hill-level bad (as in bad CGI and dubious creative choices)...the film was mostly very tense, dreadful, terrifying, and very effective as a horror movie; it was shot and structured in a way that often felt like you're watching a playthrough of a resident evil game.
That being said, the film is not without its issues, which are as follows:
1) Because this is a Zach Creggar film, it is full of funny (sometimes even hilarious bordering ridiculous) moments throughout; if you're not used to the director's dark comedy style, you may find it jarring when juxtaposed with the horror aspects of the film.
2) The film features no canonical characters/plotlines from the games; it does feature Umbrella Corp/Racoon City, but it doesn't feature a lot of zombies, and has some new monsters not seen in any of the games but I think are still within the boundaries of the principles of the games (specifically RE4); because of this, you may or may not feel like this is a "Resident Evil" film (i.e. RE in name only).
3)The film's final act/ending, in my opinion, was a bit too rushed...but then again, it could just be them setting it up for a sequel.
So the film was a mixed bag for me personally, however, if you can look beyond the issues I mentioned above, I think you'll enjoy it.
