They're all fake. They're always fake. Until somebody gets the disc, or we get a titlekey from a preload (of which there might not be one), there is nothing to do.
It looks like USA version is available now in New NUS Grabber, I'm downloading it.
eShop sizes are the actual space needed, not the download size.
Like when you install an app in your PC, it weights more than the installer you downloaded.
